The gate had been dragging for months. When we arrived, the track had a pronounced bow near the center, and two roller brackets were bent far enough that the gate was riding on the frame instead of the wheels. We pulled the gate off the track, straightened the rail, replaced both brackets, and reset the roller tension. The gate now slides with one hand.

Santa Clarita summers bake the finish off iron gates, and winter rains do the rest. This hinge post had rusted through at the base, leaving the gate sagging a full inch and a half out of square. We cut out the rotted section, welded in a new post sleeve, ground the welds flush, and shot the whole hinge area with a primer and topcoat. The gate swings clean and sits level again.

Cantilever Gate: Failed Roller Assembly

Cantilever gates live or die by their rollers. This one had a seized carrier bearing on the drive side, which meant the motor was pushing against dead weight every cycle. We replaced the entire roller assembly, matched the new bearing to the existing rail profile, and re-balanced the gate so the motor drew the amperage it was rated for. Before the repair, the gate sounded like it was dragging a cinderblock. Afterward, the motor hummed and the gate rolled in half the time.

Chain-link gates stretch. This one had three inches of sag across the middle from years of kids climbing over it and the daily temperature swings we get in the SCV. We pulled the fabric tight against the frame, re-tied every point with new tension wire, and replaced two bent line posts that had taken hits from a teenager learning to park. The gate is flat, square, and closes against the stop the way it did when it was new.

Automatic Gate: Photo-Eye Misalignment and Limit Switch Drift

The homeowner reported the gate reversing for no reason halfway through the cycle. We found the photo-eye, the infrared beam that stops the gate if something crosses the path, misaligned by roughly two inches. The limit switch was also set 12 degrees past travel, so the gate was pushing against the stop before the motor shut off. We realigned the beam, reset both limit positions, and photographed the new settings. The gate now opens, pauses, and closes without a single false reversal.

This gate had two cracked corner welds where the top rail met the vertical stiles. The cracks were wide enough to let the whole frame twist under its own weight every time the gate moved. We ground out the old weld, re-welded both corners with full penetration, and added a gusset plate to spread the load so the same failure doesn’t come back. After paint, you can’t tell the gate was ever touched, but it’s structurally stronger than the day it was installed.
